I am pleased to write this to inform others, and to publicly thank Rick Smith Jr. of Premiere Mortgage for a situation that was completely resolved when we contacted him for help. Three years ago we refinanced our home in Howell, we were excited to have a low adjustable rate even though it had a high margin and could increase at the end of 3 years. Like many others we did some renovations, upgraded our home and hoped that our improvements would increase the value. Unfortunately, the 3 year ARM was up in June 2007. We had begun working to refinance this in April hoping to not have to pay an increased mortgage payment in June. At that time we were told by our former lender that there were not any comparable homes within 1 mile of our home and we would have to wait for some better sales. There is an area nearby where unfortunately some had to foreclose on their homes and the bank was asking far less than the "true" value and these sales affected our home value as well. The value of our home was far less than 3 years ago and we were feeling the pressure of a payment we would be forced to make. In June the increase happened, and continued until November when we were told to contact Rick Smith Jr. A very helpful Realtor, Michelle Justice suggested that he had some creative ways that might help.

Since June we had worked with several different people and none offered the kind of help and results we got with Rick. Rick put us through a "Credit Simulator" that gave suggestions on how to improve our scores to be able to get the best rate when we were able to refinance. He also wrote a letter to the CEO of our mortgage company. Along with this letter, our Realtor found several "valid comparables" which indicated that the house had the necessary value to modify the loan. Prior to this letter, our mortgage company would offer no assistance unless we were in default on our loan. We refused to let that happen and kept paying the high payment. We were pleasantly surprised to receive a phone call 1 week later from the "Loan Modification Department" of our mortgage company. They took some basic information from us and worked out a new payment by lowering our rate 6.75%. They locked it in for the next 2 1/2 years and changed the margin of increase down to 2. Our mortgage payment has now decreased over $1000.00 each month. We would encourage anyone trying to refinance an ARM loan to contact Rick for his assistance. Not only did he help us financially, he was extremely caring and willing to help in any way he could. We are very grateful to him and will certainly look forward to working with him in the future.
